Home Sales [Disclosure Packet Request Form] Virginia home sales require that you must give notice on the sales contract to the buyer that the property is subject to restrictive covenants of a homeowners association. As the seller, you are responsible for providing a Disclosure Packet to the purchaser. Upon receipt of a written request and a $100.00 check made payable to Stuart Mill Woods Homeowners Association, a Disclosure packages will be provided to the seller within 14 days. Please deliver the request and check to the treasurer, Glenn Shields at 2817 Bree Hill Road. It is important to note a change in Virgina's law regarding Disclosure packages. It is now even more imperative to get the ACC approvals for exterior alterations since failure to do so could result in a negative statement on item 10 of the disclosure package. A negative statement could interfere with the sale of the property. As dictated by Title 55, Chapter 26, Section 55-512 of the Code of Virginia; Section 55-512 requires that Item 10 be provided in the disclosure package. Item 10: "A statement as to whether any notice has been given to the seller that any improvement or alteration made to the lot, or uses made of the lot or common area assigned thereto, are in violation of any of the instruments referred to in Item 2 of this disclosure statement."
